When it comes time to move out of your long term family home, it’s hard to remove emotion from the process. This is where you’ve raised your family, spent years cultivating the garden and lovingly renovated piece by piece until it was just right. So it’s no surprise that one of the most common questions we get asked is whether someone should rent rather than sell their home.

This is exactly what one of our clients did when they were ready to move and had attempted to sell their family home. As one of Brisbane’s most success property developers, they knew property values, but required expert property management advice as to whether they might be better off turning their home into an executive rental?

Bell Estate Agents were approached by the owner to advise on rental incomethe lettings process and ongoing care of the property with the expectation of achieving $1,300 p/w. After reviewing our personal executive tenancy database, contacting a number of relocation companies who we work closely with, several private viewings and 2 open homes, we had received an application for $1,400 p/w with a move date in 6 weeks. The owner was thrilled – we told him to decline the offer.

In a short space of time, we had generated a buzz for this property, gaining strong interest from several promising tenants. Within days of turning down the first offer, we received another offer of $1,500 p/w with a move date in 3 weeks. The owner accepted this offer with a 24 month lease and garden maintenance paid by the tenant.

In this particular case, it was a great decision by the owner to rent rather than sell. There is a booming executive rental market for properties valued over $1m in South-East Queensland. However, when making this decision for yourself there are a number of factors you should consider  first including location of your property, how the property will be geared and whether you will rent it furnished or unfurnished? If you would like obligation free advice on whether you should rent or sell your Brisbane-based property, contact Bell Estate Agents.
